Tile Roofing

Tile roofing for associations and commercial buildings in Orange County

Most of Orange County's planned communities were built with concrete or clay tile, and most of those roofs are now 25 to 40 years old. The tile itself usually has life left; the underlayment, flashings, and mortar underneath do not. Merit Roofing & Waterproofing repairs, maintains, re-lays, and replaces tile roofs for homeowners associations, property managers, and commercial buildings, with per-building pricing and photo documentation for the board. Licensed B/C #1118086, bonded, and insured.

Tile roofing services

  • Tile repairs. Broken and slipped tile replacement, ridge and hip re-mortar or foam re-set, valley and penetration flashing repairs, and underlayment patches at leak locations, priced per location with before-and-after photos.
  • Annual tile roof maintenance. Walk-over inspection, debris removal from valleys and crickets, re-setting displaced tiles, ridge and rake touch-ups, re-sealing pipe jacks and flashings, and a photo report, priced per building. See Roof Maintenance Programs.
  • Tile re-lays. Existing tile is removed and stacked, new underlayment and flashings are installed, and the tile goes back on. A re-lay keeps the look of the community at a fraction of the cost of a full re-roof and is usually the right answer when the tile is sound and the underlayment is not.
  • Full tile re-roofs. New concrete or clay tile (Westlake, Eagle, Boral) on new underlayment, phased building by building with resident notices and work-area maps.
  • Tile-to-alternative conversions. Where structural load or budget calls for it, lightweight concrete tile, Brava synthetic tile, or Class A composition shingle, with the architectural review documentation the board will need.

Tile types we work on

Concrete flat and S-tile, clay two-piece and S-tile, barrel and Spanish tile, and Brava composite tile.

What boards get from Merit

  • A per-building condition report with remaining-life estimates for the reserve study.
  • Repair, maintenance, re-lay, and replacement options priced separately so the board can choose a phase.
  • Phased schedules, resident notices, and work-area maps for multi-building work.
  • Photo documentation of every repair location.
