Merit Roofing & Waterproofing is a licensed roofing and waterproofing contractor (B/C #1118086) based in Irvine that works with homeowners associations, community managers, and property management companies throughout Orange County. We handle community-wide re-roofs, leak repairs, annual roof maintenance programs, and balcony and deck waterproofing, and we deliver proposals, schedules, and documentation in the form boards and managers need to approve work and keep residents informed.
Community re-roofs. Multi-building tile, shingle, and flat-roof replacements, planned building by building with a phased schedule, resident notices, and work-area maps. Recent example: a 10-building, approximately 150,000 sq ft GAF shingle re-roof for a Seal Beach association, completed with no disruption to resident parking or access beyond the posted work areas.
Roof repairs and leak response. Tile, shingle, and flat-roof repairs documented with before-and-after photos, priced per location so the board sees exactly what was fixed and where.
Annual roof maintenance programs. Inspection, debris removal, roof, gutter, and downspout cleaning, tile re-sets, and sealant and flashing touch-ups, priced per building and delivered with a photo report. See our Roof Maintenance Programs page.
Balcony, walkway, and deck waterproofing. Deck coating systems, SB 326 inspection repairs, and structural repairs to elevated elements. See our SB 326 Balcony Repairs page.
Reserve-study support. Roof condition reports and remaining-life estimates per building that your reserve analyst can use directly.
Gutter cleaning and gutter repairs. Community-wide gutter and downspout cleaning, usually paired with the fall maintenance visit, plus repair or replacement of sagging runs, separated seams, failed hangers, and missing downspouts, priced per building or per linear foot.
Preventive maintenance is the least expensive thing an association can do for its roofs. Our annual and semi-annual programs cover every building on one schedule: a walk of each roof, debris removal from valleys, crickets, and behind equipment, clearing of drains and scuppers, replacement of broken or slipped tiles, re-sealing of pipe jacks and flashings, and a photo report per building with findings ranked by urgency. Small repairs are handled on the visit; anything larger comes back as a priced proposal. For communities with flat roofs, Merit is a FiberTite certified contractor, so routine maintenance, repairs, and re-roofs on FiberTite systems stay with one company.
Clogged or failed gutters push water back under the roof edge and onto walkways, stucco, and foundations, which is how a cheap problem becomes a dry-rot repair. We clean gutters and downspouts community-wide before the first storms and repair or replace sagging runs, separated seams, failed hangers, and missing downspouts. Gutter work is priced per building or per linear foot so the board can see exactly what it is approving.
A multi-building re-roof is a logistics project as much as a roofing project. Merit sequences buildings and garages so residents keep their parking and access, drafts the resident notices for the manager, posts the schedule by building, and keeps one superintendent on site from mobilization to the final walk. We handle communities with mixed systems, tile on the units and single-ply on the garages, for example, under one contract, and we write the proposal in the format the board packet needs: scope by building, unit pricing, allowances for hidden damage, schedule, and warranty terms.
A roof condition assessment gives the board a building-by-building picture of remaining life, the repairs that should happen now, and the replacements that should be planned, with photos and budget numbers the reserve study can use. Associations use it to time a re-roof before the leaks start, to split a large replacement into funded phases, and to answer owners who ask why the assessment is what it is. We update the assessment each year as part of the maintenance program so the numbers stay current.
When water is coming into a unit, the first job is to stop it. Our crews respond to active leaks, wind-lifted tiles, and storm damage across Orange County with temporary protection, tarping, and dry-in on the first visit, followed by a permanent repair proposal with photos the manager can forward to the board and the owner. Emergency requests go to the front of the schedule, and our Emergency Services page has the leak protocol residents can follow while the crew is on the way.
Property managers juggle dozens of vendors, so Merit is built to be the one that does not need chasing. Every project has a single point of contact. Proposals arrive formatted for the board packet. Schedules are written so they can be forwarded to residents as-is. Every maintenance visit and every repair ends with a photo report that answers what was done before anyone asks. At close-out the association gets a roofing file the next manager can pick up without a handoff meeting.
How does Merit work with HOA boards?
Merit provides HOA boards with a board-ready proposal after a photo-documented site walk: a scope of work, a priced line per item with the locations listed, clarifications and exclusions, the warranty, and photo or plan references. Options are priced as add-alternates so the board can approve all or part. We attend board meetings on request.
Do you offer roof maintenance programs for associations?
Yes. Programs are priced per building by roof type, scheduled once or twice a year, and include inspection, debris removal, tile re-sets or shingle repairs, flashing and sealant touch-ups, and a photo report. Gutter and downspout cleaning is an optional add-on.
Do you handle resident notices?
Yes. For every multi-building job Merit prepares a resident notice with dates, hours, parking and access instructions, and a map of the work area by day, ready for the community manager to distribute.
Do you help with reserve studies?
Yes. Merit provides per-building roof condition reports with photos and remaining-life estimates that your reserve analyst can use directly, and we can price replacement by building for the reserve schedule.
Do you do SB 326 balcony repairs?
Yes. Merit repairs and waterproofs the exterior elevated elements flagged in SB 326 and SB 721 inspection reports, with close-out documentation for the inspector.
