For general contractors
We are a regular roofing sub on tenant-improvement and small ground-up projects. What you get from Merit:
- Plan-based bids. Proposals reference your sheet and keynote numbers (M2.0, E4.0, A-series) and list each flash-in, curb, and patch location so there is no scope ambiguity at submittal.
- Equipment flash-ins. Mechanical curbs, duct and flue penetrations, electrical conduit penetrations, and pipe jacks, flashed to match the existing roof system and priced per penetration.
- Patching at removed equipment. Infill and patching where old HVAC curbs, vents, and penetrations come out, tied into the existing membrane.
- Schedule coordination. One mobilization with additional trips priced as an adder, so your schedule changes do not become change orders.
- Paperwork handled. COI with your additional-insured language, W-9, license, and submittals on request.
Commercial roofing services
- Roof repairs and leak response on cap sheet, torch-down, single-ply (TPO, PVC, FiberTite KEE), and coated roofs, documented with photos.
- Restorations and coatings. Silicone and acrylic coating systems over sound existing roofs to add service life without a tear-off.
- Re-covers and overlays. New membrane over the existing roof where the deck and insulation are dry and the code allows it.
- Full replacements. Tear-off and new single-ply, modified bitumen, or built-up systems, with tapered insulation and drainage corrections where needed.
- Standing seam metal. Architectural metal roofing for coastal and high-visibility buildings.
- Roof maintenance programs. Semi-annual or annual inspection, drain and gutter cleaning, sealant and flashing touch-ups, and a photo report, priced per building. See Roof Maintenance Programs.
Systems we install
- Single-ply membranes (TPO, PVC, KEE): FiberTite and other major manufacturers, for new installs and re-covers on flat roofs.
- FiberTite certified: Merit is a FiberTite certified roofing contractor. We install FiberTite KEE membrane on new commercial and HOA flat roofs and re-covers, repair and maintain existing FiberTite roofs, and can offer FiberTite manufacturer warranties on qualifying installs. Anything a FiberTite roof needs, Merit Roofing can handle.
- Modified bitumen (torch-down, cap sheet): repairs and replacements matching existing roofs.
- Roof coatings (silicone, acrylic): restorations over sound roofs.
- Standing seam metal: architectural and coastal roofs.
- Deck and walkway waterproofing: Westcoat and Life Deck systems for balconies, walkways, and plaza decks.
